While we carefully vet all service providers to ensure they meet industry standards, we do not accept responsibility for any damages, losses, or liabilities resulting from the services provided by these contractors.
It is your responsibility as the landlord to verify the contractor's accreditations and qualifications prior to the service. We recommend that you confirm both their insurance coverage and accreditation before proceeding with any work.
Key Conditions:

No Pets During Inspections: For the safety of our contractors and to ensure the inspection is carried out smoothly, pets should not be present during the inspection process. It is the responsibility of the landlord or tenant to ensure that pets are kept in a secure area or removed from the property during the scheduled appointment.

Access to Property: The landlord or tenant must ensure clear and safe access to all areas of the property that require inspection. This includes access to electrical outlets, gas appliances, fuse boxes, and other relevant systems. If the contractor cannot access these areas, the inspection may be incomplete or need to be rescheduled.

Condition of the Property: The property must be in a safe and suitable condition for the contractor to carry out their work. If the contractor deems the property unsafe, they reserve the right to cancel or reschedule the appointment.

Rescheduling and Cancellations: If you need to reschedule or cancel an appointment, we request that you provide at least 24 hours' notice. Failure to provide notice may result in a cancellation fee.

Liability and Responsibility of Contractors: While The Landlord Hub connects you with fully accredited contractors, we are not responsible for any damages, losses, or liabilities that may occur as a result of the contractor’s work. The contractor is recommended to carry liability insurance to cover any such incidents.

Post-Inspection Responsibility: After an inspection, it is the landlord's responsibility to address and resolve any issues identified in the report. The Landlord Hub does not take responsibility for completing or ensuring the completion of any required remedial work.

Tenant Presence and Cooperation: The cooperation of tenants is necessary to ensure the inspection can be completed without delays. This includes ensuring that contractors have access to the required areas of the property and that the property is in a suitable condition for the inspection.

Limitations of Inspections: Inspections carried out by contractors are limited to the specific areas outlined in the scope of the service. Contractors are not responsible for identifying issues beyond the scope of the inspection, such as hidden or inaccessible faults.

Valuables and Personal Property: The Landlord Hub and the contractors are not responsible for any loss, theft, or damage to personal valuables during the inspection process. We strongly recommend that landlords and tenants remove or securely store any valuable items before the scheduled inspection. Contractors are instructed to focus solely on the tasks required and are not liable for any claims related to missing or damaged property.

By using The Landlord Hub, you acknowledge that our role is to connect you with qualified professionals, and we are not liable for any outcomes related to their work. It is your responsibility to ensure that pets are removed from the property, that access is provided to the contractor, and that the property is in a safe condition for inspection. Additionally, it is the responsibility of the landlord or tenant to remove or secure valuable personal belongings.
